WHO WE ARE
Cardinal Home Inspections, L.L.C. was started by our chief inspector and owner, Mark Baudler, because he saw an immediate need for prospective home owners to be aware of the potential defects their new home may have. He also realized that many home buyers have busy schedules during the day and may not be able to take off work to attend the home inspection, which is why Mark will schedule your inspection for an evening or weekend that works for you. Mark is especially passionate about working with first-time home buyers as he remembers his first time purchasing a home and how many moving parts there were. Buying a home at any point in your lifetime can be stressful, but it can be especially so for those who are going through it for the first time. Mark has an excellent ability to relate to home buyers as well as explain and differentiate between common cosmetic issues and larger safety/functionality issues. Mark's goal is to make sure you leave the inspection (yes, WE WANT YOU THERE TOO) with peace of mind, no matter what path forward you take.
Outside of home inspections, Mark has past experience in greenhouse construction, residential construction, commercial building repair, and real estate finance. He has a good old-fashioned, farm-raised upbringing, as well as a Bachelor's of Science degree from Iowa State University and his Certificate of Completion (Certification No. 23695) from the Inspection Certification Associates'(ICA) home inspector school. Fun Fact - Iowa does not require home inspectors to have any training or be licensed/certified. In order to make sure you are getting what you're paying for, Mark has gone above and beyond by attending and completing the ICA's home inspector school.
Mark currently lives in Winterset, Iowa, where he also works at a local bank and serves on the Madison County Chamber of Commerce Board of Directors. In his free time, he enjoys hiking, fishing, hunting, kayaking, cast-iron cooking and grilling. He also enjoys travelling back to the family farm each year for calving season in the spring and harvest in the fall.
WHAT THE HECK IS A HOME INSPECTION?
A home inspection is an objective visual inspection of the physical structure and installed systems of a house, from the top of the roof to the bottom of the foundation. While we do provide you with a clear, concise, and yet detailed report, we highly encourage you to attend the inspection. Prior to the inspection, we require our inspection agreement be reviewed and signed. We encourage you to read through the agreement at least 24 hours before the inspection begins so we can answer any questions you may have in regards to it. A home inspector will follow an association's Standards of Practice and Code of Ethics in order to provide consistency across the industry. Cardinal Home Inspections follows the American Society of Home Inspectors' Standards of Practice and Code of Ethics. Some items excluded from a home inspection under these Standards include outdoor cosmetic accessories (e.g. screens, shutters, awnings), lawn irrigation systems, pools, outbuildings other than a garage, water treatment/conditioning systems, humidifiers/dehumidifiers, air cleaning/sanitizing devices, window air conditioners, indoor cosmetics (e.g. paint, wallpaper, floor coverings), or remote controlled devices. Our primary service is within 30 miles from Winterset, Iowa. Our secondary service areas* are the following counties outside of the primary service areas in Iowa: Madison, Adair, Guthrie, Dallas, Polk, Warren, Clarke, and Union.
*Secondary service areas are subject to a milage fee based on distance from home office
